📜 House Rules (Please Read Before Booking)
1. 📝 Rental Agreement & Security Deposit
– Minimum age to rent is 25 years old.
• The primary guest must sign the Rental Agreement upon booking and submit a $500 security deposit hold at least 2 days before check-in.
• Note: The security deposit will be released 3 days after checkout, provided no damages or violations are identified.
2. 👥 Maximum Occupancy
• Only registered guests are allowed. Maximum occupancy is 11 guests.
• Exceeding this limit may result in a $1,000 fine imposed by the City of Big Bear Lake, for which the guest will be responsible.
3. 🚗 Parking
• The property accommodates a maximum of 4 vehicles:
– Garage : 2 small cars
– Driveway : 2 additional vehicles
• Street parking is prohibited. Vehicles parked on the street may be towed at the guest’s expense.
• Ensure all vehicles are parked in designated areas and do not block neighbors.
4. 🔇 Quiet Hours
• The home is in a residential neighborhood.
• Quiet hours : 10:00 PM – 7:00 AM.
• Please respect neighbors and keep noise to a minimum.
• Spa use is not allowed during Quiet Hours.
5. 🚭 Smoking Policy
• No smoking indoors. Violations incur a $750 ozone cleaning fee.
• Smoking is permitted outside only, and debris must be properly disposed of. Failure to do so may result in an additional $100 cleaning fee.
6. 🎉 No Parties
• Parties are strictly prohibited.
• Hosting unregistered guests may result in:
– $1,000 non-compliance fee
– Immediate eviction without refund
7. 👪 Visitors
• Guests exceeding the 11-person limit require prior approval.
8. 🐾 Pets
• No pets allowed.
• Unauthorized pets will result in:
– $1,000 non-compliance fee
– Immediate eviction without refund
9. 👟 No Shoes Allowed
• Shoes are not permitted indoors.
• Complimentary slippers are provided for all adult guests.
10. 💄 Make-Up Towels
• Do not use white towels for makeup removal.
• Gray towels are provided for this purpose.
• Stained white towels incur a $35 replacement fee.
11. 📷 Security Cameras (Exterior Only)
For guest safety and property security, exterior security cameras are installed outside the home only.
• No cameras inside the house.
• Cameras are used solely for security purposes and to verify guest count.
• Privacy inside the home is fully respected.

🚫 Do not add chemicals, soaps, or other substances
🍽️ No food or drinks in the hot tub
👶 Children must be supervised by an adult at all times
🩹 Do not use if you have open wounds or infections
📞 Report any issues or malfunctions immediately to the property manager
